How much time is needed to have my boat ready in the water?
You can call us with as little as one hour to spare and we will have your boat fueled, provisioned and in the water in anticipation of your arrival.
Where do I put my boat when I am done with it for the day?
At the end of your boating excursion, you will want to stop by the Tiki Bar or enjoy dinner in our full service restaurant. Just bring your boat to our dockhands and we will take care of the work while you enjoy the rest of your time at JupiterPointe.
How can I be sure my boat is safe in your storage facility?
Our state–of–art facility is built to withstand a category 5 hurricane.
Is JupiterPointe Club & Marina an exclusive club?
Absolutely. Membership is offered only to those who are serious about enjoying the boating lifestyle in the Florida waters and seek to protect that interest for years to come.
Do I have the option to lease or resell my unit?
Yes. If you choose to sub-lease or rent your unit, we can provide full management of the process. You are also free to resell the unit at any time.
What are my financing options?
Financing is available for qualified buyers. The interest component of the financing and property taxes may be tax deductible if the loan is structured as either a qualifying home equity or second home mortgage loan. We encourage you to consult your financial advisor to understand the tax implications of financing your purchase.
What is a Rackominium?
The concept is much like that of a condominium except that it is a home for your boat. JupiterPointe's rackominiums are individually owned dry-stack boat storage racks located in specially built storage facility that are built to withstand category 5 hurricanes. Special fork lifts are used to safely haul and store or lift and launch your boat as often as you wish to use it.

Our facilities provide you the same access to the water as a wet slip but provide equal or better protection than if you had your own boat lift.
What are the advantages of owning or investing in your own rack?
The purchase of a Rackominium provides the discriminating owner with multiple benefits, including, but not limited to:

APPRECIATION: Increasingly stringent governmental regulations limiting the number of marinas which can be built, coupled with the increasing demand for boat storage creates the potential for an appreciation in your rack's value. While no value can be predetermined, historically rack values have increased by as much as 10-30% per annum. Of course, actual results may vary.

RENTAL INCOME: Your rack can provide rental income when not in use. The leasing and management of the lease can be managed for you by the Club.

POTENTIAL TAX BENEFITS: Ownership can offer possible tax savings. If the purchase is financed by a qualifying home equity loan or if the boat and rack qualifies as a second home, the interest may be tax deductible. Additionally, the real estate taxes paid in connection with the rack may also tax deductible. Consult with your financial advisor.

LIQUIDITY: There are no limitations placed on members with respect to selling or transferring racks.

PREDICTABILITY: Ownership should allow boat owners to more accurately estimate their future boat storage costs.

SECURITY: Ownership will secure for you and your family a permanent home for your yacht, future access to the water and the lifestyle that it provides.

VALUE: Ownership of a rack allows its owner many of the benefits of waterfront ownership, without the tremendous costs that are traditionally associated with the purchase of waterfront property.

What forms of ownership are available?
FEE SIMPLE: Ownership of a Rackominium is in fee simple title with a warranty deed framing ownership of the air rights associated with the rack forever. Similar to owning a condominium, all aspects of common and limited common elements are detailed in the association documents provided prior to purchase.

The purchase of a Rackominium includes ownership of the marina property through automatic membership in the Association.
Are there any property taxes for Rackominiums?
Yes. Taxes must be paid on a Rackominium just like any other real estate that you might own.
What rack lengths are available?
Rack storage lengths at JupiterPointe Club & Marina range from 32-feet to 45-feet. We recommend that you consult with one of our Club Representative to assure that you purchase a rack size that meets today's needs as well future needs.

Knowledgeable boat owners continue to seek and purchase prime boat storage for their vessels and as rental income opportunities.

Boating continues to expand worldwide as more owners enter the market. The increasing demand places pressure on an already oversubscribed and limited rental marketplace. Nationwide, marinas are being sold and redeveloped into resorts and condominiums further exacerbating the imbalance between supply and demand.

Also, moratoriums on new marina construction, stringent environmental, regulatory and land use restrictions that have all combined to severely limit the establishment of new marinas.

Owning a dry boat slip ensures that you have a place to store your boat in the future as the supply of storage continues to dwindle and demand surges.
What are the estimated annual costs of ownership?
The owner is responsible for real estate taxes and a monthly Association assessment for common area maintenance, property insurance, security and related expenses.
Do Rackominiums meet the requirements for 1031 tax deferred exchanges?
Yes, depending on the type of exchange you are considering. If you wish to defer capital gain taxation indefinitely, consult first with your tax and/or legal advisors.
